Why are the driveways painted in The Villages?

Ever seen pictures of homes for sale in The Villages and wonder why the driveways are painted? Keep reading for answers to not only painted driveways but 2 other options we have in The Villages to make your house stand out! I've also included some general costs if you want to upgrade your driveway once you move here.

"Why are the driveways painted in The Villages?" In a recent social media post asking this question, a Villager answered, "Because we can!" I think that's about right. We never have to shovel snow from our driveway and we also live in a community where many houses look similar. Painting our driveways allows us to add some curb appeal and personalize our homes. But painting isn't the only option. In addition to decorative painting, Villagers also use concrete stamping or pavers to update their driveways. How do those three treatments compare? Decorative painting costs between $5-$10 per square foot. It needs resealing every five years. Concrete stamping costs $10-$14 per square foot. It needs resealing every two years to prevent fading. Decorative pavers are the most expensive option. They cost $14-$18 per square foot. They need washing sanding and sealing every few years. How will YOU decorate your driveway when you get to The Villages?

We chose to have our driveway painted. It cost $1800 in 2018. That included our sidewalk up to the front door. We are very happy with our decision! My father was recently (2022) quoted $7000 for his driveway to be replaced with pavers. (Note: ours is a 1.5 car driveway and his is a double with a golf cart garage so almost double in size compared to ours.) My dad decided to pass on the pavers. I will update the post with his cost if he paints instead.

I had someone ask if you have to have the design approved before having the driveway painted. The answer is NO. You are not required to have the design approved ahead of time. Most of the painters are familiar with the color palate and designs that blend-in here in The Villages. However, anyone can make an official complaint at any given time. If the ARC committee reviews the driveway and denies the change, the home owner is obligated to have the design and/or colors changed. That can be a huge expense! First, you have to pay for the original design and pain to be removed with sandblasting and then pay for it to be re-painted. I have a blog post on the ARC if you'd like to read more about the Architectural Review Committee (ARC).
